PROJECT DESCRIPTION:
Maintenance and contractual work for the Canterbury Centre and all branches in the Christchurch area. Servicing work for all Christchurch Branches and branches in the Canterbury region including Kaikoura, Rangiora, Amberley and Fairlie. Repair and maintenance of ATM sites throughout Christchurch and design and consultation work as required.

SCOPE OF WORKS:
The type of work performed for Westpac branches varies and includes maintenance, servicing and contract works.

Monthly preventative maintenance checks include:
- Emergency lighting
- Generators/ UPS Equipment
- Switchboards
- General lighting/ Lighting lux levels
24/7 Call Out service for any electrical faults

Contract work includes:
Refurbishment of branches including fit outs
Relocation of data & electrical for office relocations/ layout changes
Consultation and design work has included the use of a data logger to record power consumption, testing of lighting levels and the lighting design of emergency lighting and general lighting including energy saving options.

Westpac Banking Corporation is a large multi site international organization that has branches throughout New Zealand. Arnold Jensen staff are an extension of the Westpac Building facilities management team.

PROJECT DESCRIPTION:
Electrical service, maintenance and contractual works for The Warehouse Retail Stores throughout Christchurch as required.

SCOPE OF WORKS:
Maintenance, servicing and contractual work is carried out for The Warehouse stores throughout Christchurch including the South Island Distribution Centre and the Rangiora retail store.

Maintenance work includes:
Annual and 6 monthly IQP Emergency lighting inspection & testing for issue of 12A certificate

Servicing works includes:
Repair and maintenance of emergency lighting & roller door motors
Repair/ maintenance of car park pole lights
Maintenance of UPS units including the replacement of batteries
Maintenance and operational checks of Air Conditioning and Switchboard loadings
Repair of fire door and fire door alarm
Installation and repair of plugs, fuses, switches, PLCs & data outlets
Repair and maintenance of hot water cylinders
24/7 On call service

Contract Works include works as listed below:
Relamp of lighting throughout stores & alteration of lighting circuits and new racking layouts
Installation of retail ceiling power outlets & droppers for price checkers
Electrical work for the refit out of the Northlands Store

PROJECT DESCRIPTION:
Electrical servicing and maintenance work for Northlands Shopping Centre.

SCOPE OF WORKS:
Work performed for Northlands Mall includes both maintenance and servicing work as well as some consultation and design work as detailed below:

Maintenance Works:
General lighting inspection testing & maintenance
Six monthly emergency lighting check
Emergency lighting 12A certificate
Annual Switchboard checks including thermal imaging of switchboards, temperature recordings and detailed descriptions of the general condition of switchboards

Servicing work includes the installation, maintenance and repair of:
General lighting, car park lighting, poles and contactors Signage, sump pumps, sewer pump and hot water cylinders
Mall phone lines and lift phone lines including patching and repair Installation of cable tray/ metering
Power factor switchboard contactors & wiring to wind lobby door
24/7 On call service

Design and consultation work including loadings for Farmers tenancy fit out.

Case Study - Public Trust Building

DESIGN WORKS (YES/NO)
Yes, supplementary design of lighting and power installation within tenancies that hadnt been detailed as part of the initial project scope.

PROJECT DESCRIPTION:
Refurbishment of a multistory historic listed office building located in the central business district of Christchurch.

SCOPE OF WORKS:
Installation of an upgraded power supply, mains, sub mains and distribution boards throughout the tenancies. Landlord emergency lighting, building general and specific feature lighting and general power services plus selected tenancy fit outs. A Dynalite lighting control system was installed and commissioned to control the feature lighting products to the covered lane, which provides access to two of the bar, and restaurant tenancies located on the ground floor. Installation of new backbone telephone and MATV services to each tenancy. A GE Tecom Challenger building access control system has been installed and commissioned and future provisions for CCTV cameras within the lane have been cabled back to a central location.

POINTS OF INTEREST:
The Public Trust Building is an historic classified building that has been refurbished with a modern feel. Lower levels are to be tenanted for hospitality outlets - upper levels are high-end office spaces, which are to be occupied by existing tenants.

Portable Appliance Testing

Electrical appliance testing is the compulsory testing of all portable electrical appliances that are made available for employee use, this is also known as a test and tag. Testing of electrical equipment is carried out to ensure the safe operation of the appliance.

What items need to be tested?
Items tested include:
- Portable appliances (computers, drills, jug cords etc)
- Electrical power outlet devices (power boards, plug boxes etc)
- Residual current devices (outside sockets, wet areas etc)
- Extension cords

Testing must be carried out by a competent person capable of carrying out class I and II inspections and that understands the requirements of the relevant AS/NZS standards.

Why should appliances be tested at all?
Under the AS/NZS-3760 legislation, it is required that all construction and demolition site equipment, all equipment leased, hired or second hand equipment sold be tested. This also includes any equipment repaired.

The Health and Safety in Employment Act 1992 requires that employers should have preventative measures in place to anticipate and prevent any hazards, this involves carrying out physical inspections of equipment. By carrying out regular appliance testing, companies comply with this regulation and prevent themselves and their employees from being liable if an accident does happen to occur.

What is involved when the appliance is tested?
The item is tested and if it complies then a resilient tag is attached to the appliance with the name of those who carried out the testing and the date of the test/ re-test.

A record of the appliances tested should be kept, we send out a register with the test tag numbers, the appliances tested, asset numbers if applicable, date testing was carried out and location of the appliance tested. This information is collected using the Pat 4 tester, which is used to carry out the testing. We will also inform the client of any repairs that need to be carried to any appliances that fail.

The Countdown Continues

The Countdown continues with work progresssing at pace at the Moorehouse Ave redevelopment project ;Cnr Madras street opposite The Christchurch Polytechnic.Under the professional site management of Main Contractors Hanham and Philp the project is currently on schedule for the return of Supermarket retailer Countdown as anchor tennant before Christmas 2008.Arnold Jensen Project Manager Mike Palmer and his team have recently successfully completed the main switchroom and Burger King sub-main relocation phase one programmes.
